The Old Vicarage Luxury Holiday apartments are independently owned but managed together under one agency to maintain standards of both service and accommodation provision The booking made for you constitutes a binding legal agreement between you the hirer and the owner of the property for which the booking is made and incorporates the conditions below. P& D Walters (T/A the old vicarage) act only as hiring agents for the owners and as stake holders for the deposits (except for accommodation owned directly by them).and as such assume no contractual obligations under this agreement and gives no warranty or undertaking with regard to the accommodation.


(1) Provisional bookings are accepted by telephone or on the internet, held for ten days pending receipt of booking form and 1/3 deposit. On acceptance of your deposit together with completed booking form we will issue a receipt and confirmation of the details. The balance payment is then due as in condition (2).


(2) The balance is payable at least 30 days prior to the start of your holiday. Should the balance not be received accordingly, we reserve the right to cancel the booking. All cheques should be made payable to “The Old Vicarage”.



(3) If you have to cancel your holiday please let us know at once. We will do our best to re-let, and if we succeed will refund your payment less an administration charge and any difference there may be in the rental. If we are unable to re-let you are liable for the full cost. We can however provide insurance cover for cancellation of the accommodation for an additional payment of 7.5% of the rental cost paid at the time of booking.



(4) As we do not book to full capacity, the number of persons occupying the property must not exceed the number stated and agreed on the booking form.



(5) Neither the property owner or the letting agent can be held responsible for any accident loss or damage which may be sustained by any hirer, member of their party or visitor or the property however caused.

No rebates, will be paid for mechanical or electrical failure of any kind. Every effort will be made to repair. In the interests of continued improvement the owners reserve the right to alter or delete amenities or facilities either advertised or previously available without prior notice. WIFI access cannot be guaranteed as it may be equipment dependent  any call out for WIFI support will be charged.



(6) Included in the price of the holiday


(7) The hirer is responsible for the contents of the property hired and all deficiencies, breakages and damage must be reported and paid for.



(8) Gas and electricity is included


(9) We are unable to accommodate pets, unless guide dogs or other service animals



(10) Accommodation will not be ready to occupy until 3.00 p.m.  on the day of arrival and must be vacated by 10.00 a.m. on departure day.



(11) We have a no smoking policy.


(12) We reserve the right to the immediate cancellation of booking and/or refusal of entry to the property should our conditions not be complied with.



(13) We will always give you the accommodation of your choice, however if due to unforeseen circumstances we are unable to do so, we do reserve the right to move you to a similar apartment at the property. We reserve the right to change the cost of the holiday to allow for any increase in the rate of VAT or any other unforeseen issues. In the event of the sale of the Old Vicarage or any individual apartment and the stopping or restriction of holiday letting, liability is restricted to the return of any monies paid. No responsibility will be assumed for arranging alternative accommodation and no compensation will be paid.
